‘Foreclosure Tours’ - What is a ‘Foreclosure Bus Tour’?
‘Foreclosure tours’ or ‘Foreclosure bus tours’ are sweeping across the nation. ‘Foreclosure tours’ have been featured in news stories on CNN, FOX, MSNBC, and many more. ‘Foreclosure bus tours’ have also hit the pages of places like the Wall Street Journal and internet blogs. You may have seen these stories. ‘Foreclosure tours’ are usually lead by licensed Realtors or loan officers. Typically the goal is to introduce themselves, provide a unique experience to you and hopefully assist you in purchasing a home and rebuilding the communities plagued by foreclosures. To the best of my knowledge, I have not heard any of these ‘foreclosure bus tours’ pressuring any of their attendees rather the opposite. The spirit of most ‘foreclosure tours’ is one of laughter and fun all the while providing education.
| ‘Foreclosure bus tours’ can run as short as 3 to 4 hours and we have seen some advertisements for an entire day event (5 to 6 hours). A ‘foreclosure tour’ could have anywhere from 10 to 16 attendees to as many as a large Coach luxury bus. The number of homes you may view can range from 7 to 15. The featured foreclosed home price range can be from 5k to above a million dollars. Some ‘foreclosure tours’ are free of charge while others range in price from $19.00 to $29.00. We have heard of some accounts in CA where they charge $49.00 to each attendee. Each ‘foreclosure bus tour’ like the real estate professionals running them, have a different flare and personality. |
Often times there is a team of real estate professionals on the ‘foreclosure tour’. These professionals range from Realtors, home inspectors, loan officers, carpenters and more. The goal is to have these professionals on the bus tour so you can ask questions and again, be educated along the way. The most common feedback that is given by tour attendees is that they found the ‘foreclosure bus tour’ to be enjoyable, educational, a lot of fun and an eye opener. If you have an questions about attending a foreclosure tour please feel free to contact me directly or post a your questions

Foreclosure Tours have popped up across the nation. A wonderful, innovative way to bring attention to our real estate market but are they missing the bus? EXIT Three Rivers Realty in partnership with other real estate professional are the first to bring the Foreclosure PowerTour to the Twin Cities metro area. Our first tour March 16th was a success. With a mix of first time homebuyers and private investors we were given an opportunity to reach out and educate our clients. Our tour focus has been on rebuilding communities with empowering these | | buyers through education, providing tools and knowledge building their confidence that they will not make the same mistakes as those before them. This is powerful! As our Minnesota real estate market is saturated with listings and the buyers are just dusting offer their sleep eyes it is important now then ever before that real estate professionals turn their efforts to consumer education. We see hesitant homebuyers waiting, watching and wondering when will we be at the bottom. By the time they will be told we are at the bottom of the Minnesota real estate market we will actually be on our way up. Why are they waiting? I believe it is because they are afraid and misinformed. This is where education comes to play. Knowledge is power and if we arm our homebuyers and investors with the proper tools their confidence will build and they will be able to identify the opportunities in the Minnesota real estate market. Once on the "bus" the hands-on begins were attendees are able to truly dive in and start applying the knowledge they have gained and turn to industry experts to answer their additional questions. When you bring a foreclosure tour like this to our homebuyers and investors your bring hope to sellers and start rebuilding our communities. For information on our foreclosure tours, "Foreclosure PowerTour" you can contact me directly at 651-209-9366 or by checking out the website at www.MNForeclosureTours.com. As the broker/owner of EXIT Three Rivers Realty, a growing real estate company in the Twin Cities area of Minnesota and a ten year veteran in the real estate industry I have had the opportunity to share my story, listen to others share theirs and help a variety of people from all walks of life to discover the fire they have within.
My story in real estate starts much like many real estate agents across Minnesota and the US. I woke up one morning said "that is it, I want more, I want to be appreciated and darn it I want to make some real money and go places." I had heard from many family members that I would be a great Realtor along with my employer at the time kept telling me I had "moxie" (and would tell me to look it up). At what I thought at the time, I weighed heavily my options.
Kimberly's Options at 19 as I saw it:
- Finish college and become a shrink (I really, really wanted to help people, just the college things was not very pleasing plan...so I thought)
- Stay at the then current "career" in marketing and work 70 + hours a week (was more like slave labor)
- Realtor - how hard can it be?
Well, I think it is pretty obvious which path I went down. Now, what is scary (and hard to admit) is the conversation I had with myself that lead me to make the decision. Are you ready, here it is...
How hard can it really be? You are ambitious have moxie... still haven’t looked it up yet but have it, I think... and look the classes are 3 weeks long Mon-Fri 8 to 5. Common it is a no brainer... college to be a shrink takes commitment to complete, you probably won't make it through the classes, and how will you make money if you are a student... real estate I can screw it up for sometime, still make money and probably will be further along in 4 yrs. then if I had become a shrink... look at the hot guy at the club he is a Realtor, makes good money seems to travel a lot, drives a nice car and boy is he hot... of course it only make sense that you would work in the same office as he does because you drive by the place all the time, the big brick building with all the Cadies, Lexus’s, Benz ... yeah Ms. Koehler you are going to stick it rich, work hard, play hard ... big money ... and I still can help people just in a different way so that is good right? .... ok, aspiring agent here I come (yeah and a if you fail which you hate to do you can always go back to college some other time maybe... but who needs to think like this little digression I am going to blow this thing up!)
Now, that I have amused you (and slightly embarrassed myself) with my nineteen year old, infinite wisdom, I can bet you see no flow in my thought process. Is it not crystal clear I got into real estate for all the right reasons? I mean really between having a childish crush on Mr. McHotty (who thought I had a great smile might I add), having a convoluted idea of college in comparison to the commitment a career in real estate needed (was running from the college commitment) and lastly the eye on the big green... you mean to tell me those are not the right reasons?
I have always dreamed big. I obviously chose the career for much of the wrong reasons however in my core I knew I didn't want to fail, I did want to help people and I wanted to live a fuller life then what I saw was possible on the path I was on.
I see many agents approach looking at a career in real estate in a similar fashion as I did. Looking back, I smile at the naivety of that young Kimberly, not only for the wrong reason she got into the business but also for the lack of understanding of what it really meant to be in the business.
I opened the doors to EXIT Three Rivers Realty, so that I could help others discover their paths, save them from some of the mistakes and learn from the long road I had to plow to get to this point in my journey. I have learned that sharing my experiences so others can grow, to inspire them, to lead them, to believe in them is the true wealth I desire. It brings great joy to my heart to coach Realtors to the success they desire.
A few of the points that are in "11 Points to Consider When Looking into a Career in Real Estate":
- Why am I thinking about getting into the business?
- What are my motivating factors?
- Who am I as a person?
- What may I need to overcome to build the successful real estate business I dream of?

I welcome anyone who has ever thought about a career in real estate to drop me a line, give me a call or meet for a cup of coffee. This is not the career for everyone however if it is the career for you, it will change your life forever. You will never be able to go back to a "every day, run of the mill" J - O - B, again, it becomes you.
