How Is Islamic Home Finance Program Different Than a Home Loan?

Guidance Islamic Home Finance Program diverges significantly from a traditional home loan. Unlike a mortgage loan, which involves a standard lender/borrower dynamic, Islamic home finance operates on a cooperative model. Instead of a one-sided transaction, Guidance and the homebuyer engage as partners in purchasing the home together. This collaborative approach eliminates the presence of interest, known as riba, which is forbidden in Islam.

Scholars unanimously concur that mortgage loans contradict Islamic principles due to their interest-based nature. In a typical loan scenario, the lender disburses funds to the borrower with the expectation of repayment along with accrued interest, essentially profiting from lending money. However, Islamic finance prohibits the practice of riba.

To address this discrepancy, Guidance introduced a co-ownership model as an alternative to conventional mortgage loans. Rather than extending a loan, Guidance invests its funds to acquire a share in the property alongside the homebuyer. This equitable arrangement ensures that both parties share ownership responsibilities and benefits. Most importantly, it upholds Islamic principles by avoiding the involvement of riba.
